Lead Contamination is Preventable with Epoxy Pipe Lining

Tuesday, August 12th, 2008
by Dr. Dave Dunn

Lead used to be a primary material for water pipes in major U.S. cities, until the early 1900?s. It was so heavily favored because of its durability and malleability. Galvanized steel and copper eventually replaced lead, and copper pipe became the most popular material used in home water service and distribution in post 1950 construction.

Lead contamination, caused by pipe corrosion and erosion, was the major source of lead-related health problems in the years before the health hazards of ingesting lead were fully understood. Two of the most serious health problems were stillbirth and high rates of infant mortality. Part of what did and continues to makes it so serious is that, unlike many other plumbing or pipe problems, there is no way to detect it without having your water tested. On its website, the EPA offers general information about lead contamination and how to test for it.

If your water is lead contaminated, it’s most likely because of one or more of the following: lead service line pipe(s) connecting your house to the municipal water main, lead-based solder (used to join copper pipes), and brass or chrome-plated brass faucets. In 1986, Congress banned the use of lead solder containing greater than 0.2% lead, and restricted the lead content of faucets, pipes and other plumbing materials to 8.0%.? This so-called ?lead-free? brass can still legally contain up to 8% lead and plumbing systems installed prior to 1986 can contain high levels of lead from both plumbing components and lead solder.

In older structures, lines from the city/town water main to the home or building may be a lead pipe . Unless your piping has been upgraded in the past 40 years, it is probably galvanized pipe which does not require lead solder for joining. Faucets should be checked to see if they are brass or chrome-plated, a licensed plumber should be able to tell you if they are. CuraFlo??s website offers a brief history of lead materials in water pipes.

If you have lead contamination from your pipes, epoxy lining can be your solution. Once installed it is a barrier to lead leaching into your drinking water. The epoxy lining prevents the metal of the pipe and the water flowing through from coming into direct contact. This prevents the chemical reaction that causes pipe corrosion. Epoxy pipe lining eliminates and prevents lead and other metals (from your pipes) leaching into the water, as well as a host of other poor water quality issues such as: water that?s red, brown, blue or yellow, zinc or iron leeching in galvanized pipes causing a metallic taste, and bacteria that causes bad tasting water or water that smells.

Epoxy lining of pipes is not a new technology, just a relatively unkown one. But it?s not unproven ?both the U.S. Navy and U.S. Army Corps of Engineers have tested and approved the use of epoxy pipe lining to prevent lead and other contaminants from leaching into drinking water. Links to their reports are available at curaflo.com/CuraFlo/ResourceCenter.

There is no need for health concerns when it comes to epoxy lining your pipes, CuraFlo?s epoxy, CuraPoxy?, is certified to meet ANSI/NSF Standard 61 - the U.S. government standard for safe potable (drinking) water. ANSI/NSF Standard 61 certification means that something is certified safe to be used in potable water pipes at temperatures up to 180? Fahrenheit or 82.2? Celsius. CuraFlo?s epoxy pipe lining process protects you from lead (and other metals) in your pipes leaching into your water by preventing these metals from leaching into your water.

The History of Cilantro The Mexican Choice

Tuesday, August 12th, 2008
by KC Kudra

Perhaps you have wondered why certain cookbooks have you put coriander in salsa, while other cookbooks call for you to include cilantro. In addition, when you take a trip to your local grocery store, you see signs around that say coriander/cilantro. Therefore, you may be wondering if there is actually any different between them. Actually, there is not difference at all since coriander and cilantro come from the very same plant.

To begin with, cilantro is a herb, which is part of the carrot family. It is tasty and very versatile for cooking. It comes fresh or dried and tastes a bit like citrus. Coriander is a spice, which comes from the coriander plant. It is harvested and then dried. The leaves and stems of the coriander plant are known as cilantro. Cilantro leaves look a little like flat Italian parsley and in fact, the two herbs are related.

For many years, cilantro has been used for cooking and baking; in fact, even the ancient Egyptians used it. There are Egyptian writings that mention coriander seeds and the seeds have also been found in ancient Egyptian tombs as well.

Some stores sell Mexican parsley and this resembles cilantro. It is actually the same herb because Mexican parsley, coriander, and cilantro all come from the coriander plant. Cilantro is widely used in Mexican and Caribbean cuisine, perhaps as much as parsley is used in American cuisine. Cilantro is becoming very popular as a cookery ingredient in western and southwestern parts of the United States.

Almost every supermarket sells cilantro and you will find it in the produce aisle. Cilantro is sold in bunches and is tied up like a parsley bunch. You can look at the leaves or smell them if you are not completely sure whether you have picked up parsley or cilantro. The smell of cilantro is very distinct and the leaves are wider than parsley leaves. Cilantro looks a bit like flat Italian parsley and is actually related.

Cilantro can be used in dips, dressings, salsas, and sauces. Some Chinese recipes use Chinese parsley, which is actually another name for cilantro. Coriander features in many Asian recipes and also everything from hearty stews to curries. It also complements many different meat and fish recipes.

If you purchase cilantro and bring it home, you should place it in a glass of water with only the stems left in the water. Then you can use a plastic bag to cover up the leaves. This helps to make sure that you keep the tasty flavor and it is much better than drying the cilantro.

Once you are ready to use the cilantro, you will want to use a pestle or a mortar to crush the leaves, which then helps to release the wonderful flavor of the cilantro. When you want to use the herb for cooking, make sure that you add it to the dish at the very end, since cilantro has a very delicate nature that does not do well with heat.

The Necessitate for Setting up Nanny Cams

Tuesday, August 12th, 2008
by Todd Martin

Nowadays, many parents are considering using hidden in-home surveillance devices to watch how their child’s caregiver works in their absence. Hidden cameras or nanny cams are increasingly gaining popularity because of their proven effectiveness in identifying abusive nannies. With a nanny cam in place, parents know for sure how their children are actually being taken care of. These hidden cameras have helped many people catch abusive nannies who otherwise left unmonitored, would have continued to abuse or neglect the children.

There may be the suspicion regarding the nanny being neglectful in her duties or even abusing the child under her care. In such case the offence or innocence of the suspected nanny can be established in the best manner with the help of recordings made by the nanny camera or nanny cam. The nanny cams may be available in various forms. A teddy bear used for playing by the child may house it. Even a potted plant may have it concealed within it in a skillful manner. There are generally to be found built in wireless transmitters within nanny cams using which the video pictures taken are transmitted to receivers of recording device kept hidden in some other room.

But, is it enough? Even if a neighbor or co-worker has used them in the past it does not necessarily mean they are the best candidate. Perhaps something has happened in between the time they worked for your friend until now. Or perhaps they were not aware of anything being wrong, as even something that may seem insignificant could actually have far reaching consequences. Even if you are going through an agency that does background checks on its applicants you still need to be vigilant in your efforts of evaluating them.

Some feel it rightful and much needed to install the nanny cams as a means of addressing their worries and concerns about their little ones’ care. However, others are of the opinion that the installation of nanny cams is some sort of invasion of privacy. The child care givers need be apprised about the installation of nanny cams while the setting up is taking place as it is a question of trust and feeling of deception.

The setting up nanny cams seem justified in the way that they certainly ensure peace of mind and confidence in the entrustment of child care at the hands of nannies. Besides, it is not illegal to capture pictures or images of activities at one’s home for monitoring purpose. There can, however, be restriction on recording of speech without a person’s consent. So, it is fine to address the need for in house surveillance especially with regard to nannies caring for children with the help of nanny cams being installed.

Bank Owned Property Don’t Pay Full Price

Tuesday, August 12th, 2008
by Steven McCarthy

What does buying your first house and bank owned property have in common. For most people when they hear about foreclosure, they are not thinking about the investment potential. What strikes my mind is the monumental opportunity some lucky investor will have by taking the time to structure a deal that makes it possible for the bank to get the property off their books, and for you the investor to make a hearty profit.

How would you like the chance to buy a property way below market value, that is the leverage of buying bank owned property. Many times there is not a lot of repairs and very little wrong with the property. There are so many homes out there right now just waiting for someone to discover. The really good deals out there that can put you in the home of your dreams. Without the savings from foreclosure investing it may just be a pipe dream for you to buy a home of your own on your current budget.

Of course the profit potential will depend on the condition of the bank owned property. You will also want to consider the interest rate. Currently, interest rates are at record breaking lows. These market conditions are very attractive to investors. There are a number of upscale homes that are going through foreclosure and are selling for at all time lows.

The sheer temptation to snatch-up a deal like that is almost unbearable to pass up. The average price on bank owned property for sale is well below market value. There are some properties that have been selling as cheap as thirty to forty percent below market. Another advantage to buying foreclosed homes is that the banks are bent upon getting these foreclosed homes off their books. Work with the bank in coming up with the best deal possible. Sometimes a lender will waive portions of the closing costs. Some have even offered a deal on the down payment or interest rate.

As a real estate investor you will view many properties, hiring a professional home inspector will protect you from hidden problems that need repair adding extra expense to the property, another perk to hiring a home inspector and developing a working relationship with them is by walking with them and asking questions you will start to pick-up on how to spot potential problems for yourself which will help you narrow down your list to more profitable choices.

Don’t underestimate the cost of repairs. You should get estimates from a couple of well established contractors. Don’t forget that repairs on a home will take time. If your plan is to sell the house, factor in the time it will take to fix it up. Remember contractors are notorious for not staying on schedule. Try to find a reliable contractor that you like to work with, by using the same contractor on many different properties you will find they understand what your trying to do and the work will go much smoother.

Be diligent in your research on bank owned property, you don’t want the unwelcome surprise of getting stuck with a property that has lien’s on it. find out first and establish who is going to be responsible for there payment. No matter how lucrative an investment property appears to be a lien can not only wipe-out all the properties potential profit, it can also leave you with a large debt.

So bank owned property will frequently need some minor repairs, upgrades or improvements that the investor can make which will increase the selling price of the property. Another way the investor can increase their profit margin is by reducing the cost of acquiring the property. An alternative way to do this is to buy bank owned property.

The workplace relationship-victims of Society

In America fuel prices are well above $4.00 per gal and much higher than that in many other countries. Many people are searching for answers. With the rising cost of goods and services around the world, Most people are feeling the economic CRUNCH! Are you a Victim or a Victor?

Who do you blame for all of this? Well in America the biggest target is the President. Many blame him. I thought his position was the Commander and Chief of the armed forces. He has the power to sign into law or veto bills passed by both houses of congress. Have you fallen victim or do you have the victory?

Excuse me, but what does that have to do with the price of gas? Does his duties have ANYTHING to do with or include “Micro-Managing” Oil refineries? I think not. Don’t get me wrong. I am not a Presidential apologist. But I am a realist. So let’s get REAL People! The CEO’s of the Oil refineries and their stock holders have everything to do with the production, the distribution, and the price of oil (fuel) in the US and the World.

Are we to point fingers and direct our frustrations at them? I know, how about protesting all gas companies! Well you could but I don’t know what good it would do. Then your only mode of transportation will be your two feet, a bicycle, and public transportation. That’ll be the idea thing for a family of five wouldn’t it. Yeah right. So, now that we’ve established that what are we to do.

The Grey area (middle class) is quickly disappearing. In today’s society there is not much middle ground. You and I fall into one of two categories…either you are a victim or a VICTOR. “Old-Schoolers” might say the have’s or have-nots. Are you beginning to see what’s happening here?

Let me paint a picture for you. Do you honestly believe that a rich person is really concerned (AT ALL) about fueling up his Mercedes, Jaguar, or Bentley, OR PRIVATE JET! (maybe you couldn’t see the picture well with “just the cars.”)

On the other hand, at $4 to $5 dollars per gallon the “middle class” person living from check to check has a hard time keeping his Hyundai, Chevy, or Ford fueled up. And forget about the Private Jet! Did I paint the picture well enough.

Well, The question still remains. Are you a victim or a VICTOR. Let’s analyze the two shall we?

A victim lives from pay check to pay check, barely able to pay the bills. A VICTOR writes the pay checks to the victim, and lives Debt FREE!

Victims takes out loans or mortgage their house to pay for college, and remain in debt for many years to come because they don’t make enough money on their “JOB” to send their child to college. Only to see their child graduate from college Just to get a “JOB” like his parents that took out the loan, then the child has children, and the cycle starts all over again.

VICTORS’ don’t live from check to check, they have multiple streams of residual income! A VICTOR brings up his child to take over his Business. A college degree is only a trophy for them. (That is free information to you, Because VICTORS’ will NEVER tell you that!) (I will explain that in my next article) You must have this if you are ever to “break the cycle” of being a victim. Learn to break the cycle. Be VICTORIOUS!

Financial Security In Investing In Foreclosed Property

Tuesday, August 12th, 2008
by Brian McQuirk

Real estate business investment is in reality the quickest and most effective way to achieve lasting financial security. Buying foreclosed houses has forever been among the most beneficial real property investments. Realtor Carolyn Capalbo says that there’s no slowing down. Realtors don’t always wish to exhibit all the repossessed houses as it may demand more work than it is worth on the modest amount of commission. If you perform some of the basic work and get the realtor in when required to nail down your selections it would be advantageous for both you and the agent.

Bank Foreclosures - One path to take when considering about buying real estate foreclosure are bank foreclosures. Banks are a very good way to go when it comes to foreclosures. Bank foreclosures are the houses that have been taken over as a consequence of the mortgage not being paid. These homes are then bought by the investors at auctions and are afterwards resold to the public. Banks may also extend low-cost financing to purchase REO homes. Towns and cities likewise offer home foreclosure opportunities. Real Estate Owned (REO) homes are houses that the bank has repossessed. Countrywide Homes home loan foreclosures have been on the increase over the last six months.

Banks and mortgages companies are so hungry for the dollar that they will give anyone a mortgage. Banks don’t like to foreclose on you any more than you like to get foreclosed on. Many times they would rather take a little less today then wait sometimes up to a year before they can get a house foreclosure off their books. Bank owned properties are even better, discounted an average of 15.5%. In Elk Grove (95758), the average discount for a short sale is 11.9%, while for an REO it?s 17.1%.

Banks typically sell these repossessed properties at auctions that often have little or no publicity and are conducted rather quietly. Information about bank foreclosed properties can normally be found in local newspapers or online. Bank Foreclosures tend to move very quickly as the lender wants to recoup on their investment. Baton Rouge has about 410,000 people living in its walls with an average household income of $37,224. Banks will sell houses of mortgage defaulters for just enough to recoup their investment in the property. A tax default may also lead to a foreclosure by the government in order to recoup the unpaid taxes .

The House okayed a bill that may extend tax relief to house owners in trouble with repayments. Under present-day legislation, if a homeowner’s lending institution forgives part of the householder’s debt Homes built previous to 1978 could contain lead-based paint, which could do injury to your family, therefore be sure to learn about this possible hazard and what you can to do to rectify it. Teachers and law enforcement officers qualify for fifty% discount rate* in certain cases.

Mortgage lenders have been obliged to constrain their lending practices because of the unprecedented quantity of foreclosures that rose to record levels in 2007. This, according to several, is also one of the grounds why many borrowers are incapable of refinancing their mortgages and break of the grasp of foreclosures by getting payments lowered. Mortgage informants tell 3 On Your Side Banks promise loans below the prime interest rate with one hundred percent financing and zero money down are enticing folks with poor credit or no credit into houses they cannot afford. They draw borrowers in, only to murder them six months later with variable rates that send their loans into orbit — with soaring pre-payment penalties that preclude the homebuyers from re negotiating.

Mortgages are still a relatively small number compared to the total number of calls, but it’s growing all the time. And although more people actually rang us about their mortgage in 2006 than 2007, far more people called us at a critical point where they were facing possession proceedings in the court, or worse, that they’d already been given a notice to vacate, or the sheriff was at the door.

Mortgage lenders could be amongst those “minor” banks that go bust. Home loan servicers and lenders have a substantial incentive to help borrowers avoid repossession because they stand to lose $40,000 to $50,000 in net value when a normal home loan is foreclosed. Determining a solution to repossession can be in the greatest interest of both the borrower and the lender. Mortgages are typically used and are foreclosed judicially. MERS local counsel advises that a loan can be foreclosed in the name of MERS.
