FHA loans are a great tool that allows many potential first time homebuyers with past credit problems to break into the housing market. Prices are low and seller concessions are high in the today’s real estate buyer’s market. However, most of the subprime mortgage 100% financing deals are gone. FHA is the only way for many prospective buyers to get a mortgage. Also hundreds of thousands of homeowners who bought homes over the past few years using those subprime mortgages are now facing interest rate increases of 3 to 5 percent or more! Five minutes of watching business news lately will easily explain why these people don’t believe they still have any mortgage options left.

Here are 5 myths about FHA loans that prevent many from trying.

1. FHA loans take longer to get approved.

In today’s mortgage world where automated underwriting and paperless processing dominate, FHA loans don’t take any longer than conventional loans to close if you are being helped by a loan officer who understands how to process FHA loans.

2. FHA loans require a lot of extra paperwork.

The documentation requirements for an FHA loan are almost exactly the same as for a conventional loan. FHA requires only a few extra documents more than a conventional loan. The extra documents required by FHA take little extra time and exist to protect you during the process.

3. FHA loans are more expensive than conventional loans.

5. FHA loans have very restrictive guidelines.

In fact, the exact opposite is true in many respects. Although FHA loans have lower maximum loan amounts than conventional mortgages, they don’t have the income restrictions placed on Fannie Mae and Freddie Mac community lending products. Getting an FHA loan with limited or no credit history, or credit problems is much easier than obtaining a conventional mortgage. FHA allows for manual underwriting. This means that if the automated underwriting system does not approve your loan, an underwriter can actually look at your file and determine if common sense dictates that you would be able to afford the mortgage. The underwriter can approve your loan even if the automated system turned it down. Manual underwriting is common for FHA loans and very rare for conventional loans. In addition, if interest rates later go down, FHA loans allow for a streamlined, no requalifying refinance process.

I ran across the room as soon as the fax machine started making that piercing sound. After all, I had just put my cranky teething baby for a nap, so I rushed to turn off the machine. I wasn’t going to let anything wake him up. I would, unfortunately have to call the client who had just been trying to reach me. I’d have to tell him to resend his fax after I remembered to turn the ringer off. This would cut into my work time a little, having to brainstorm with the client for a while, rather than taking advantage of the baby sleeping to get some work done.

What are the pitfalls of working from home and being a mother? It seemed like the best of both worlds. I could attend \”Mommy and Me\” playgroups, then spend significant time with my computer while my baby slept. All the baby books assured me that babies slept at some point, and I am a focused worker. Everything seemed to be on target except for two things: my baby was fussy and slept poorly unless I held him. Also, my primary client was fussier than my baby and required extensive time with me on the phone.

It’s hard when you’re a work from home mom. You never know who comes first ??” the baby or the client. I finally had to put my foot down one day. The client and I had just had a long conversation, so I went to take care of the baby. He seemed a little feverish, and right when I was taking his temperature, the phone rang and the answering machine called out, “Hello? Are you still there? Did you go somewhere? Hello?” That was the last straw.

It was my own fault that the client was taking up my time. I had to train myself to be an efficient consultant or else the same pattern would repeat with every client. My life grew much simpler when I informed my clients that I would only be working for them after 10:00 p.m. I’d be happy to take their faxes and e-mails during the day, but actual work would not begin before ten o’clock. That way my baby was down for the night (or with my husband) and I could focus on my work. This also eliminated lengthy \”while we’re on the phone…\” type conversations with lonely clients.

Another area in which being a mom who works from home can be difficult is knowing how to properly manage your time. I had to set up a specific time of day that I would contact each client. That schedule also helped my clients to manage their time better, which made all of our lives easier and more focused. Since I wasn’t being interrupted as often, the quality of my work increased, which in turn ended up saving the client money.

My clients soon got used to the new schedule, and I became much more productive. I had learned to manage my time in small increments, which even let me get the house cleaned up on a regular basis. My baby, however, soon became a toddler. His naps changed from the morning to the afternoon, and just trying to keep up with him would wear me out, leaving me unable to get anything done while he was sleeping.

What are the pitfalls of working from home and being a mother? Trying to do everything the same way all the time. I had to train myself to mother more effectively. Outdoor play became the best option as my little one could run around in our fenced garden and blow off all the steam he wanted. This kept me from having to run behind him (as I had done in the house) picking up toys, wiping up spills, and just generally keeping him out of trouble.

Now my teenagers (yes, I have more than one) are easier to handle. After 15 years of working at home, I now mainly handle a few writing and editing jobs. With all the technological advances in those 15 years, I can now service clients whom I’ve never even met, which certainly saves me wear and tear on my car as well as gas money. And although my children can take of themselves now, I still prefer to do most of my work at night. That way, I can still work while my little ones sleep.
