So how can we improve the look of your home in 2 days, improve it enough to have buyers waiting at your door ? Both the inside and the outside of your home are important but remember that the outside of your home creates the buyer’s first impression but it’s the inside which has to really impress any potential buyer. Your home must be perfect-shining, sparkling clean, neat, spacious, perfect. You may be selling your home through an auction but be ready for viewings.

Clutter is one of the biggest reasons why homes don’t sell. In order for your home to be seen in its best light you must create space-you must de-clutter. Get rid of lots of ornaments, of family photos on display, of clothes draped everywhere,of children’s toys. If you need to when you have viewings send the children or the family pets to a friends or neighbors. Do anything you can to ensure that your potential buyer is focussed purely on your home.

* Light colored walls with bright lights make your rooms look larger. If you have any darkly painted walls, you may want to consider painting with a white or off-white paint. Increase the number of watts of the light bulbs in your home. All walls should be painted neutral. Do not, repeat do not paint using very bright or garish colors. If you do take your home off the market- you’re reducing the chances of selling.

Make sure all your windows and mirrors have been cleaned so they shine. If you have carpets and they’re old, worn or stained replace them if you can but at the very least make sure that they’re cleaned very thoroughly.

Make your kitchen appliances sparkle. Clean your oven and stove thoroughly as well as the drip pans under each burner. Get rid of all dirt and all grease. Polish the outside of your stove, oven, refrigerator, dishwasher and any other kitchen appliances until you can see your face in them!

Your home must be the cleanest its ever been. Clean all walls, clean fingerprints off all your walls especially around doorknobs and light switches. Clean your blins, remove every last particle of dust and grime!

* Clean all your kitchen countertops and clear them off as much as possible. Reduce the number of items in your cabinets not only in the kitchen, but in all the cabinets in your house. That’s right de-cluttering really is the key word.

Now move to your bedrooms. Tidy and de-clutter your closets. Make sure everything is hanging neatly and that there is no mess either in the closets or on the floor. Potential buyers’ eyes go everywhere! Now organise your garage, your attic space and your basement.

Your home must appear perfect to potential buyers. So now make sure that there are no leaks, squeaks, or rattles in your home. If you’ve had any water damage repair and make sure all signs of this are fixed. If any nuts, bolts or screws are loose tighten them up, fix them! Potential buyers must not think that there are any repairs to do in their new home!

* Don’t forget to check for odors especially pet smells.. If need be, get a neighbor or friend to help you. They will be able to smell odors you have become accustom to. You want your FSBO home to look and smell as fresh, clean and as new as possible.

Many homes have more than one bathroom and these are used everyday, several times a day. You need your bathroom needs to be nice, functional and safe. If you find that you like in a home with a tiny bathroom, or one that has wasted space, then you may want to think about how you can plan a bathroom renovation. Here are some tips for what to do when you are ready to renovate your bathrooms in your home.

Think about the use of the room: As you plan your bathroom renovation, the first think you will want to do is to think about the activity that takes place in the room. For example, a master bathroom may be the place where you and your spouse baths, showers, dresses and gets ready for work in the morning. It gets a lot of use each day. A guest bathroom or a half bathroom may only be used occasionally. These do not get as much use. It stands to reason that the bathrooms that get the most use will need to utilize all the space that is available and needs to be functional. Other bathrooms may not need as much work. When you can pinpoint what you do in those rooms, your home renovation plans will go more smoothly.

Renovation vs. Redecorating: As you make plans for your home, keep in mind that renovation and redecorating are two very different things. A renovation in a bathroom may include installing new tile, putting in a new tub or even adding new plumbing. These things will take much more time and money to complete. On the other hand, redecorating is when you use what you already have to make a room look better. When you are talking about a bathroom, this may include a fresh coat of paint, new curtains, new lighting and new towels. It is easy to redecorate and will save you money as opposed to renovating your home.

Think about bathroom safety: When you sit down and talk about your bathroom renovations, make sure that you keep bathroom safety in mind. If you are renovating a bathroom that a child will use, then there are many considerations to make. First of all, think about choosing the flooring very carefully. Wet floors will be slippery for your children. Instead of glazed tile, think about something like laminate or even wood. Also, make sure that outlets are placed well out of reach in a child
